Why this matters: unpaid property tax ranks ahead of your mortgage, and a lapsed insurance policy leaves the security unprotected. The system creates tasks automatically when anything here goes stale (rules in Tasks → Automation). Expiring certificates and registrations also show on Documents → Expiring and the dashboard's Needs attention list.

Before any loan is funded the tables read “No funded loans to monitor yet. Properties appear here once a loan is funded.” Tip: fund a deal (Deal funding → Mark funded) and its properties are monitored here.
Who can do this: everyone can open Property monitoring; Owner / Admin, Underwriter and Servicing roles can order appraisals, record results, tax, insurance, title and PPSA, and send requests (Settings → Roles).
Order appraisal
Sends the request to the appraiser and a payment link to whoever pays the fee.
Record appraisal results
Updates the property value and recalculates the loan's LTV.
Verify property tax status
Record what the tax bill, receipt or municipality says.
Annual property tax verification
Sends every borrower a request for proof of payment, with a secure upload link. Replies update the tax tab automatically.
Record insurance certificate
Replaces the certificate on file and resets expiry reminders.
Order title sub-search
Checks for anything registered after your charge: liens, new mortgages, tax arrears certificates.
