Portal requests
Requests sent from the borrower, investor and broker portals. Nothing changes until staff approve.
Each request is numbered PR-1001, PR-1002…, creates a task for the assignee chosen in Settings → Portals, a notification, and a note on the loan or deal timeline. Payout statement, payment account and banking change requests are due the next day at high priority; others in two days. The dashboard's Needs attention list shows how many are waiting.

What approving does, by type
Approving runs the same staff action you use every day, with the same permissionsGeneral requestCompletes it and emails your note. A broker's condition document arrives as "Document for review on…": the file is already on the deal.
Document uploadAccepts the file, files it on the loan / deal. Optional: share with all borrowers on the loan.
Profile changeNothing changes automatically: update the contact, approve, then Mark completed.
Payout statementOpens a payout request on Discharges (or links the open one). Completes when the statement is emailed.
Renewal responseAccept marks the offer accepted; Decline / Discuss logs a note on the renewal and tells the servicing owner.
Payment account changeSets up the new PAD on the loan from the start date; the old account ends the day before.
Funding responseRecords the lender's commitment on the deal (Offered → Committed) or marks the offer declined.
Renewal consentRecords the lender's answer on the renewal's lender consent.
Banking changeDual control: creates a banking change on the lender page; a second person approves it there.
Deal submissionCreates a lead in the first pipeline stage, broker linked, source "Broker portal"; files the uploads on the lead.
Who can do what: everyone can see the queue (View portal); Owner / Admin, Underwriter and Servicing can approve, reject and complete (Process portal requests); only Owner / Admin can invite or disable portal users and change Settings → Portals. Full bank numbers in a request need View sensitive fields. Someone without the approve permission sees the request with the note "You can view this request. Approving needs the Process portal requests permission."
